How long has Viewber been operating?

We've been operating since 2016.

Is Viewber a registered Company in England and Wales?

Yes we are. Our Company Number is 10069752.

Who owns Viewber?

Viewber is owned by our two co-founders Marcus de Ferranti and Ed Mead.

Insurance

Do I need to have Public Liability Insurance

Public Liability Insurance is not compulsory by law, however, many Viewbers choose to take out this insurance.

Do I need to have Professional Indemnity Insurance

Professional Liability Insurance is not compulsory by law, however, many Viewbers choose to take out this insurance.

Do I need to have Employers Liability Insurance

If you’re self-employed and you work on your own, there’s no need to have an employers’ liability policy.

Do I need to change my vehicle insurance to include business use?

Anyone who uses their vehicle for business purposes, should disclose this to their insurance provider.

Payments

How much will I be paid by Viewber?

This depends on the activity which you are undertaking. The payment offered will always be displayed to you on the email notification received. You are under no obligation to accept an appointment offered to you.

When will I get paid?

We aim to pay within 10 working days of an appointment by bank transfer.

Will I need to provide Viewber with an invoice?

You can either submit an invoice yourself, or we can provide you with a self-billing invoice.

Am I able to charge VAT on my invoices?

If you are VAT Registered then you can charge VAT. You will need to provide us with your VAT Number.

If a viewing is cancelled, will I still get paid?

This depends on the amount of notice which we receive from our Client of the cancellation. The cancellation terms are confirmed to you on each email booking notification.

Am I able to reclaim the cost of my travel?

We currently pay a contribution towards travel costs of 25p per mile. The payment offered for travel will always be displayed to you on the email notification received. You are under no obligation to accept an appointment offered to you.

Safety

What lone working safety advise is available for Viewbers?

We specify in our training that Viewbers should only admit applicants that they have been told about. This is especially important on open house viewings. Viewbers are advised to call the Client if they need to get permission to admit an unannounced applicant. We also advise all of our Viewbers to familiarise themselves with the advice provided by the Suzy Lamplugh Trust. In addition to this, we provide our Viewbers with a copy of our Lone Worker Policy.

Self-Employment

Are Viewbers classed as self-employed?

Yes. All of our Viewbers operate on a self-employed basis.

Do I need to register with HMRC?

Yes. All self-employed people must register with the HMRC. Please click this link for further information. 

What costs can I offset within my Tax Return?

There are a number of allowable expenses which self-employed people can claim. Please click this link for further information.

Do I need to register with the Information Commissioner's Office (ICO)?

There is a handy self-assessment tool on the ICO website to help you to determine if you need to register. Please click this link for further information.

Training

What training is available for Viewbers?

When you successfully register as a Viewber you will be granted access to the Viewber Manual, which provides everything that you need to know.

Vetting

Will I need to be vetted before becoming a Viewber?

Yes. Prior to undertaking any work on our behalf, all Viewbers are vetted. This includes an online application form, one-way video interview, photographic ID, work eligibility documentation, proof of address and ideally a Basic Disclosure too.  

What work eligibility documents do I need to provide?

You must provide one of the following documents:

  • A current valid British Passport
  • A current valid passport or national identity card showing the holder is a national of a European Economic Area country or Switzerland
  • A Permanent Residence Card issued by the Home Office

 

What proof of address documents do I need to provide?

You must provide one of the following documents:

  • Valid UK photocard driving licence
  • UK-based bank or building society statement (must be less than 3 months old)
  • UK-based bank or building society credit card statement (must be less than 3 months old)
  • UK mortgage statement (must be less than 12 months old)
  • UK gas or electricity bill (must be less than 3 months old)
  • UK phone bill (not mobile; must be less than 3 months old)
  • UK water bill (must be less than 12 months old)
  • UK council tax bill (must be less than 12 months old)
  • UK Credit Union statement (must be less than 3 months old)
  • Letter from Benefits Agency, including Universal Credit welcome letters (must be less than 12 months old) Benefit letter from your local housing authority (must be less than 12 months old)
  • Tenancy agreement from a housing association or a council
  • Letter from a university or college (must be less than 12 months old)

Will I need to have a DBS (Disclosure and Barring Service) check?

Where possible, we ask all Viewbers to provide us with a Basic Disclosure which can be processed through Disclosure Scotland (you don’t have to be from Scotland to do this). Please click here for more information. 

How long does the vetting process take?

This really depends on how quickly you complete the one-way interview and provide the required documentation.  On average the vetting process takes around 10 working days.

Viewings

How long does a property viewing take?

In general, viewings are booked for 30-minutes, or in hourly slots. On occasions, viewings may take a few minutes longer than planned.

Will I receive an additional payment if a viewing overruns?

Some viewings may overrun by 5-10 minutes and we would not look to pay an additional fee for this (as many viewings will also only take 15-20 minutes). Clients will look to the Viewber to control the viewing and ensure appointments run to schedule. If there are signs that the viewing will exceed an additional 10-minutes and the applicants are refusing to leave, then our Viewbers are requested to telephone the client for advice.

How many viewings will I be asked to undertake?

As many as you're happy to take on that have been offered to you - we are getting busier every day.

How do I learn about a property before I do a viewing?

Wherever possible, we ask our Viewbers to arrive at the property early to familiarise themselves with the layout. We also ask our Clients to provide a link to the property information and to provide any notes that you need to be made aware of too. It is essential that you read this information prior to the applicants arriving at the property.

How will I gain access to the property?

Usually, there will be a key safe installed at the property, however, you may also be asked to collect keys from a collection point, or you may be requested to be a key holder. On occasions, the property owner themselves will provide access.

Working Arrangements

Can I set my own working hours?

Absolutely. You manage your availability at all times.

Can I set my own working areas?

Yes. You can let us know how far you are willing to travel.

Can I continue to work in an employed job and work as a Viewber too?

We have no issues with this, but you may wish to check with your employer first.

Am I guaranteed to receive regular work from Viewber?

Unfortunately, we cannot guarantee work to any of our Viewbers.
