People will always need to move home, but while almost every part of the transactional process has been possible from remote working positions, two of the most crucial – viewings and property visits – have been paused.
The industry is already awash with anecdotal evidence that movers are super keen to restart the selling process, resume buying activity, salvage chains and agree new tenancies. One of the latest – the Yomdel Property Sentiment Tracker – shows that pent-up demand is building at a rapid rate, and may be released all in one go as lockdown lifts.
Enquiry levels climbing every week
Are agents and auctioneers ready for the big return? The Yomdel research revealed new vendor enquiries are now up 146% from the low when the lockdown first hit, with buyer levels almost back to those seen on 26th January 2020. The pictured painted is just as positive in lettings, with tenant demand now almost double the pre-lockdown 62-week average and 249% above its lockdown low.
Get ready for increased interactions
Whether you’re a pessimist taking the figures with a pinch of salt or a glass half full optimist gunning for a bounce back, there is no denying that emails will ping and ‘phones will ring with eager movers wanting to view properties in person. In addition to viewings, there will be a big return to check ins and check outs, as well as a rush to conduct missed mid-term inspections and to verify virtual inventories.
Factor in the ‘new normal’
Agents will have to balance the increased amount of time away from their desks with an explosion of in-branch paperwork, the task of restructuring their business to accommodate a new normal and the fact some staff members may still be shielding at home – or unwell - for weeks to come.
