Viewber is pleased to announce a software integration with Essential Information Group (EIG). Auctioneers using EIGs auction management system (AMS) will now see a button on their dashboard enabling them to order Viewber’s services without navigating away from the screen or logging into different software.
Click a button & arrange a viewing
Once logged into AMS, an auctioneer can book a Viewber to accompany a viewing, host an open house or simply to collect keys, open the front door and lock up after a property visit.
Once the property visit or viewing is complete, feedback from the Viewber automatically appears on the AMS platform, with no need for the auctioneer to trawl email inboxes or copy and paste.
Property photos made easy
It’s the same for property photographs. These are ordered within the AMS platform and once photos are taken by a Viewber, they are automatically transferred from Viewber’s dashboard to AMS, appearing against the right property entry so they’re easily found.
Viewber’s services are now used by businesses conducting c.two thirds of all auctions in the UK. Auctioneers have quickly realised we offer a speedy, convenient and inexpensive way of gaining the digital assets required to populate printed and digital catalogues, as well as portal listings.
Make double-keying a thing of the past
Viewber and EIG’s new integration also spells the end to manual or annoying repeat keying in of data, with property details, diaries and viewing feedback now seamlessly shared between EIG’s AMS platform and Viewber’s own software.
A cheaper alternative to splitting fees with agents
Viewber’s integration with EIG provides a compelling alternative to auctioneers partnering – at cost – with a local agent to show properties to prospective buyers prior to the auction itself.
Dealing directly with Viewber avoids costly fee splitting and gives auctioneers access to increased viewing availability, with Viewbers working seven days a week, Bank Holidays and evenings – hours not always offered by High Street agencies. And as Viewber offers nationwide coverage, we can also help auctioneers expand their geographical catchment, sending a local Viewber to any property in the UK – even if it’s miles away from the auction house itself.
Auctions set to step up in a shifting market
From property portal reports to mortgage lender stats, there are signs that the market is beginning to return to longer term average trading conditions after a frenzied two years. Figures from Zoopla show the speed at which sales are progressing is slowing, with the time between listing a property and a sale being agreed rising from 20 days in March to 22 days in May.
In addition, the portal found the average time taken from searching for a home to exchange, at which point buyers can move in, is now averaging around 170 days. With this in mind, buyers and sellers experiencing a sense of urgency will increasingly look to property auctions for speed and certainty.
It was the case back in 2021 when Viewber conducted its Attitudes to Property Auctions survey. Then it was the pressure of the stamp duty holiday coming to an end that pushed sales to the auction room, with all parties desperate to exchange within a closing window of opportunity.
Respondents praised property auctions for ‘getting the deal done on the day: no messing around by a purchaser who potentially wants to renegotiate’, with appreciation for the ‘quick, straightforward and instant’ process.
Rate rises are the new deadline
In 2022, home movers are wanting to exchange quickly and complete before mortgage rates rise further and the number of home loans available dimmish. Sellers also want to avoid being on the open market for an extended period of time as buyer demand inevitably cools. Auctioneers using EIG’s AMS product will receive ready-made viewing and property visit services to cope with demand, with ordering at the touch of a button and automatic feedback.
