What £300k Buys You Across the UK Property Market
As a UK-wide property support service, Viewber is privy to a fascinating snapshot of the market. With accompanied viewing still the backbone of our business, our members meet hopeful buyers from across the nation.
While all of them share the same excitement and aspiration, there is one aspect where they differ greatly. That’s how much bang they’ll get for their buck.
The price of property is a long held fascination among the general public. Who hasn’t browsed Rightmove to see how much further money goes in different parts of the UK? Extra bedrooms, fewer neighbours, more character, less space – it really does depend where and what you buy.
Such is the disparity that we’ve decided to see how much bricks, mortar or land £300,000 buys you across the UK – a figure that’s in the region of the UK’s national house price average.
From tiny studios in London where we’re not sure it’s possible to swing a mouse, let alone a cat, to an entire island, £300,000 will certainly buy you somewhere to live.
Which one of these options appeals to you most?
Scottish Islands
You’ll be richly rewarded if you’re happy to live remotely. Sales of entire islands off the Scottish mainland have been recorded for as little as £300,000. Examples have included Little Ross Island, Holm of Grimbister and Inner Holm.
Scotland (mainland)
Budding housebuilders can get off to a flying start in Scotland. Land with development potential is readily available, often with planning permission already in place. In Harthill, between Edinburgh and Glasgow, for example, £300,000 will currently buy you 2 acres with permission for 16 detached and semi-detached villas.
Yorkshire
Money definitely stretches further in the north. In Redcar, you can buy a six-bedroom, three kitchen property set across four floors, with sea views from every front-facing room. Or head to Doncaster, where £300,000 will get you an eight-bedroom HMO in amazing condition.
Sheffield
This Yorkshire city offers oodles of choice if you have £300,000 to spend. There are stone built cottages with two bedrooms and Grade II listed status, four-bedroom, two-bathroom new build townhouses and even five-bedroom family homes.
Liverpool
You can buy into Liverpool’s prime apartment lifestyle with £300,000. Currently for sale is a two-bedroom, two-bathroom apartment in Tobacco Warehouse, with exposed brick and industrial details. Head to L12 and your budget will bag a four-bedroom bay fronted house, or a four-bedroom, three-bathroom home on the Country Park Estate.
Manchester
If you’re in the market for an existing HMO or large house that could be turned into one, then you’re in luck. £300,000 is enough to secure a five-bedroom, three bathroom property with potential. At the other end of the spectrum are super chic two-bedroom, two bathroom apartments in some of the city’s most prestigious skyscraper developments.
Birmingham
England’s second city is wonderfully diverse and that means there are uber wealthy pockets as well as areas where you can snap up a bargain. A quick cruise around Rightmove reveals £300,000 will easily buy you a three-bedroom, semi-detached property in the suburbs, or a smart city centre apartment with two bedrooms.
Nottingham
If you have a budget of £300,000 and covet bungalow living, head to Nottingham. Search results show there’s no shortage of single-storey homes for sale. Many examples have three bedrooms, and have been improved over time with the addition of a conservatory and a loft conversion.
Coventry
Coventry is a fantastic location for second-steppers looking for more bedrooms. A £300,000 budget will easily buy you three-bedrooms. Choose a more modern property and you may end up with two or even three bathrooms. Opt for the Earlsdon suburb and secure a bay-fronted period home along a tree-lined street.
Finsbury Park
Spend £300,000 in the capital’s Finsbury Park and buy yourself something you can’t even live in. A garage/workshop in North London can easily be equal to the cost of a six-bedroom house in the north. Buy it as a business prospect, renting it out to tenants.
Marylebone
£300,000 will just about scrape you a studio with a shoe box kitchen, a shower room and a one space for living, cooking, dining and sleeping. You will, however, be just moments from Marble Arch and the West End.
Hoxton
A £300,000 budget works a little harder in Hoxton, where you can buy a one-bedroom flat on the third floor of a purpose-built block. While the trendy vibes of Old Street and Shoreditch are close by, you might need to be a cash buyer to snag such a bargain.
Thamesmead
Often billed as one of the most affordable neighbourhoods in London, this South East spot can produce some good property results. Time a purchase well and you could buy a two-bedroom maisonette.
North Wales
If the number of bedrooms really matters, North Wales doesn’t disappoint. There are former hotels, student houses and period homes close to the beach all with six or seven bedrooms. Granted, they may need a little TLC but they offer masses of potential for £300,000.
Norfolk
Fancy being a landowner? It’s possible on a £300,000 budget if you head to Norfolk’s villages. Currently for sale in Billingford are 15 secure acres of countryside that can be used for animal grazing, equestrian use, private recreation or future amenity uses.
Pembrokeshire
A Grand Designs-Esque experience awaits those who buy in Pembrokeshire. The landscape offers some amazing redevelopment potential. Opportunities may feature agricultural barns with planning permission to create a collection of stunning architect-designed houses, set in a parcel of wooded land.
